CU Says...... A Fact-CheckList Item 2
CU has said a lot of things about CU South over the years. Right now they are telling Boulder some real whoppers about the annexation agreement and flood mitigation. We went through their claims point by point and found lots of problems.
-
Highest priority: protection of life and property from flooding.List Item 1
In reality, development was/is highest priority relegating protection of life and property to lower priority and an inadequate 100-year solution.
CU has a long history of trying to develop land in Boulder floodplains. This isn't Boulder's first rodeo with these buffaloes. Only a small portion of the the CU South property is outside of the historic floodplain and developable. CU worked this deal to maximize their developable land, not to protect the public.
-
Creates additional workforce and student housing that helps address the city’s severe housing shortageList Item 3
In reality, the annexation agreement allows CU to create twice as many workforce and student jobs as it does additional housing. More jobs than housing....we know this story. CU South does not address the housing shortage and in fact could make it worse.
CU refuses to cap enrollement at the Boulder campus and only provides housing for a fraction of the students that attend CU Boulder. Building a new campus and housing development in the floodplain along with a 3,000 seat stadium and other "amenities" will not solve Boulders affordable housing shortage.
-
CU's "commitment to the transfer" of 155 acres to the city for flood protection and open space.List Item 4
What they meant to say is sale.
The City paying $37,500 per acre for 75 of those acres.
-
Legally binds CU and constrains the types and location of development allowable on the site.
Just like their CU South sign says: they are not subject to city or county regulations.
Did they read their own sign?
-
The city will also have compliance review and comment periods for each phase of future development at the site.
In reality, the annexation agreement only allows for “review” and “comment” by the City on the final site plans. There is no enforcement. CU can ignore the comments.
As an example, CU is building an 80 foot luxury hotel at the corner of University and Broadway today, in defiance of Boulder's 55 foot height limit.
-
Reduction of millions of tons of transportation-related CO2 emissions annually (reduced in-commuters leads to reduced vehicle miles traveled and single-occupancy vehicle traffic).
This is a great example of greenwashing, something CU is way better at than football.
- How can increasing vehicle trips by 6,316 vehicles a day (CU’s own traffic estimate) reduce transportation-related CO2 emissions?
- The Environmental Advisory Board pointed out, the land use changes (development itself) will reduce the site’s carbon capture capability.
-
Continues CU Boulder’s legacy of building sustainable, resilient and aesthetically pleasing developments.
How is developing in this large floodplain sustainable or resilient?
CU's legacy of aesthetics is highly questionable. There are numerous bad examples.
-
Had enough of CU's BS?
Vote yes in November.
